Property Description



The building plot is situated in an established residential area of Rhuddlan, close to the edge of the settlement boundary and convenient for shops and services. There are good road links to Rhyl (3.1 miles), Prestatyn (4.7 miles) and St Asaph (3.2 miles) where there are connections onto the A55 Expressway. Schools, hospitals, public amenities are also located within close proximity and there is good access to the coast and mountains of North Wales.


The boundaries of the plot are shown by reference to the attached ordnance survey plan, with a frontage onto Maes Rhosyn, a council maintained public highway. Previously forming part of the garden areas to the adjoining property, the site has now received favorable planning consent for a detached bungalow.


Planning consent for the development was granted by Denbighshire County Council/ on the 27th May 2020 under code reference 44/2019/1020/PO. The consent is for a development of a two bedroom detached bungalow, and is made subject to the conditions as set out within the planning approval.


Assumed to be Freehold - we would draw purchasers attention to underground pipes and drains that cross the land in the approximate location shown on the plan, and more specifically within the report prepared by Welsh Water. We understand that the building is situated outside of the easement area reserved by these pipes and drains, however, full verification cannot be provided by the vendor or agent and all potential purchasers should have regard to these as part of the purchase decision.


We understand that all mains services are available for connection to the property. Interested parties should satisfy themselves to the capacity, condition and position of the services, together with any off-site infrastructure costs.


All viewings will be unaccompanied during normal daylight hours, and subject to prior consent with the agents. All viewings must be registered and persons carrying out the inspection must have a printed copy of the sales particulars with them for verification purposes. From the Abergele office, proceed along the Rhuddlan road to the roundabout junction on the A525. Proceed along Station Road towards Rhuddlan, passing over the river/bridge and along the High Street. At the mini roundabout, take the first left turning, and after a short distance turn left into Vicarage Lane. Continue along this road, turning left into Rhodfa Anwyl and then turn left into Maes Rhosyn, to where our For Sale board will be found on the left hand side.
