Property Description

Jones Peckover have been favoured with instructions to offer for sale by Private Treaty a small parcel of accommodation land situated adjacent to the settlement boundary of Upper Colwyn Bay, with potential for enhanced use, subject to meeting the requirements of the local Planning Authority.

The land is situated on Bryn Y Maen Road, Upper Colwyn Bay and is more particularly identified by means of the attached plan. The land abuts onto residential development with agricultural land to the side and rear and offers exceptional views towards the Conwy Estuary that are considered to be unsurpassed. The land is considered to be suitable as a small recreational area, pony paddock or for hobby farming (or similar) and benefits from a recessed splayed entrance over which there are rights of way to adjoining land.

This is a superb parcel of land that has significant potential for medium/long term development subject to planning permissions and overage clauses.

The land will be sold Freehold by Private Treaty with vacant possession granted on completion and subject to all relevant rights of way

Highways & Access

The land is accessed by means of a splayed entrance from the public highway. Solicitors will clarify the access arrangements at the time of sale and following acceptable offers being made.

Method of Sale

The land will be sold by Private Treaty with the Vendor inviting offers. Once an acceptable offer is agreed the vendor will grant an exclusivity period of six weeks to exchange contracts with full rights to re-offer the land if the documentation remains outstanding after the expiry of this time.

Development & Planning Overage Clause

The land is currently subject to a development and planning overage clause of 25% with 11 years remaining in favour of the previous owner and will be subject to a further overage clause of 25% over 21 years in favour of the Vendor from the completion date of the sale. In the event that the overage clause is triggered, the purchaser will be required to pay for any increase in the market value of the land based on the successful grant of planning permission based on the percentages set out above.

Plans & Particulars

The plans accompanying these details have been checked by the Vendor and are believed to be correct but interested parties should satisfy themselves as to the extent of the physical boundaries and the rights of way that passes over the land. No person in the employment of Jones Peckover has any authority to make or give any representation whatsoever in relation to these matters and it is up to the purchaser to make all necessary enquires.
