Property To Let information and downloads for Tenants


We would like to make the process of renting a property through us as easy as possible. Thus the following notes are intended to assist and provide you with relevant information to enable you to potentially rent a property through us once you have selected a property and an application has been discussed.

Details of all our available rental properties can be found on our website and On The Market (including room sizes, photographs and EPC details). If you are looking for a particular type of property and cannot find what you are looking for then please feel free to contact us to discuss your needs.

To arrange a viewing please contact your local office.

Once you have viewed a property and if you are interested in proceeding with an application we will require a completed application form for each applicant, together with an application fee (further details will be given on application). This fee is to cover the referencing, preparation of the tenancy agreement and various other administrative costs which are involved. If a guarantor is required a further application fee will also be payable. Any application fee is non-refundable, unless the property is removed from our rental list by the Landlord prior to the tenancy agreement being signed. We regret that we are unable to process your application or reserve a property until we have received payment of this fee.

References are obtained by a professional referencing agency (UKtenantdata Referencing Service) on all applicants and guarantors where applicable.

Each application will require supporting documentation. This must include photo ID and a current utility bill confirming your current address (further details will be given on application).

Referencing responses vary, but are normally returned within 3-5 working days. Once successful referencing has been obtained and the Landlord has accepted the application, a tenancy agreement will be prepared and sent to you for approval. You will then be asked to sign the tenancy agreement and pay the remaining balance of monies due, as follows:

  • One month’s rent in advance
  • Deposit

Payment of the first month’s rent and the deposit can be paid by cash or debit or credit card (please contact the office for any transaction charges) either in our office or over the telephone.

Your deposit will be protected by Tenancy Deposit Solutions Limited, as legally required. This deposit is returnable at the end of your tenancy agreement, subject to any deductions being made for any loss or damage to the property, furnishings, fixtures and fittings.

All our tenancy agreements are for a minimum period of six months, most with the option to renew for a further period if required.

Rent is payable each calendar month by standing order and is exclusive of all utility bills unless otherwise stated.

It is your responsibility to ensure your possessions are covered by a suitable insurance policy.
