The Land is situated close to Junction 27 of the A55 North Wales Expressway within the Cathedral City of St Asaph where a variety of local shops, bars and restaurants are situated together with primary and secondary schooling. There are swift lines of access to the coastal resorts of North Wales and to the rural towns and villages of the Vale of Clwyd. Overall, an excellent location that is extremely convenient to roads and amenities, with Chester, Liverpool and the North West easily accessible.

Description

The land has received favourable (Outline) Planning Permission from Denbighshire County Council under code reference number 46/2019/0806/PO for the development of 0.75 Hectares of land for residential development purposes subject to compliance with the stipulated conditions.

A scheme of development has been prepared for the site showing an indicative layout of 29 dwelling units of which 12 are shown as flats. The restrictions within the planning permission will reduce the permission to a maximum of 28 units which can be easily accommodated by substitution of 2 flats with a single house.

Contract Pack and Conditions

The contract pack and conditions of sale will be available from the Solicitors approximately 14 working days prior to the tender date and can be inspected at the offices of the selling agents during normal working hours subject to prior appointment.

Method of Sale

Contract details and Tender Forms are available from Swayne Johnson Solicitors in Llandudno. All offers must be submitted by way of the forms attached to the Tender Document without conditions and accompanied with the purchaser s signed cheque for 10% of the offer price, made payable to Swayne Johnson Solicitors.

All tenders are to be returned in sealed envelopes marked Bodhaulog Land , to the Agents by no later than Friday 15th July 2022 by 12 noon. Any Tenders received after this date will not be accepted under any circumstances.

The Vendors reserve the right to refuse any or all offers submitted in respect of the sale. If an offer is accepted the successful party will be advised within 7 working days of the closing date (or as soon as possible thereafter but no later than 14 working days). If accepted and written notification is given to the purchaser, the offer will become legally binding in accordance with contract documents.

All other parties who have submitted a tender will be advised of the Vendors decision in writing and the relevant cheques returned unpresented.

Bank Transfer and Cash will not be accepted for payment of the deposit this may only be paid by a Bankers' Draft, Building Society Cheque, Company Cheque or Personal Cheque.

Proof of Identity

In order to conform with Money Laundering Regulations, we would ask all prospective buyers to provide proof of identity. Please provide a Passport or UK Driving Licence, together with a public utility bill, bank statement or Local Authority tax bill with the Tender Form.
For Limited Company's all directors, Company Secretary and Stakeholders who have over 25% shareholding in the Company must provide a copy of the Certificate of Incorporation which must be included with the Tender Form on submission.

Town & Country Planning

The property, not withstanding any description contained in these particulars, is sold subject to the certificate of decision issued by Denbighshire County Council on the 17th February 2022 under code: 46/2019/0806/PO together with any Development Plan, Tree Preservation Order, Town Planning Scheme, Agreement, Resolution or notice which may be existing or become effective, and also subject to any statutory provision (s), or By-Law(s) without obligation on the part of the Vendor or the Agents to specify them.

Tenure and Possession

We would advise that the property will be offered for sale freehold with vacant possession on completion.
